Florida Real Estate Buying Strategy

Last week I had a booth at the Citrus Expo in Fort Myers. I saw many friends. Many folks stopped at the booth and asked about the real estate market. My feeling is that most people are on the sidelines for various reasons. I have a really nice Commercial Citrus Grove that I knew would spark some interest, but still it is available.
 
Maybe they are looking for incredible deals. There are great buys to be sure, but the early bird gets the worm, and there are others looking for those same deals.  It can be tough and time consuming to beat
'em out.
  
Some are waiting to see what happens with the elections. Will the Bush Tax cuts expire? Will it make any difference? Will Congress change? Will it make any difference?
 
Financing is still problematic, and maybe it should be. When money was easy to get, the results... well you can see the results in the foreclosures. CASH IS KING RIGHT NOW IF YOU HAVE ANY TO INVEST.

Florida real estate is a great place to invest and buy

Florida land for sale in in full scale recovery! Just look at recent statistics for the state. No one can deny that the are still lots oaf foreclosures, but the fact is that more and more buyers are also seeing the value in buying in florida now rather than waiting.

Land in florida is more affordable now. But is it desirable? Oh yes, property for sale in the sunshine state is a great investment now. Home prices are down, land prices are down, condominiums are cheap, cheap, cheap! Over supply built in the earlier part of the 2000's created a glut. But the most amazing part is the amount of folks who spent money in the prices that were being asked! No one thought prices would ever go down.

Well we all know that we have the worst finical crisis since the great depression. It is really tragic what is being seen. All over florida, real estate is in foreclosure. Or there are the short sales. But more and more home owners are just walking away.

So what that means it thee are tremendous opportunities for buyers. Naples, Sarasota, Arcadia, port Charlotte, Punta Gorda, fort myers, bonita springs, everywhere you look, prices are very attractive. Now is the time to buy florida real estate!!! Fishing property, water front property, hunting acreage, riverfront houses, you know you will be making the best decision.

Florida land investment: residential lot

A residential lot purchase may seem easy, but there is a lot to consider.. Pardon the pun. Several factors should be taken into account when looking at lots for sale. Location, location, location is one of the basic mantras in real-estate investing, so this is probably the primary issue.

As you look into your florida lot purchase, the question is, where do you want to be? Do you like a corner, and end, cul de sac, or do you mind being between to other lots? This is much a matter of personal preference as anything else. So now you know what type of general location you would like, now how about the size? Do you want a small lot, with less maintenance, or would you like a little more space, with a little more upkeep responsibilities? Folks may not factor in the time and expense of the larger lot sizes. In Florida, weekly mowing is needed during the long growing season. Plus landscaping will be a consideration as well. Make sure you include this in your decision making process.

Neighborhood composition is another thing to think about... How close do you want to be to shopping, churches, or schools? What about police and fire services? These factors can influence your insurance costs.

So, buying a residential lots can be fun, but there are little things that you should consider when making a real estate decision, right?
